Our houses will be furnished with furniture, bedding, blankets and pillows. Linens are not included. We will be glad to furnish linens at the cost of $100/week. Advance notice required.

A supply of toilet tissue, paper towels and trash bags are included.
Pets
If your pet has been approved to join you, you will have paid a deposit and a pet fee. Please be considerate in picking up dog poop anytime your pet goes potty, and dispose of bags properly in the trash.
Be aware of your neighbors in the yard and on the beach and watch your dogs behavior. In some cases, the dog will need to be leashed if appropriate.
Boating, Fishing and Lake Safety
Boats, canoes, kayaks and other watercraft are provided for your convenience. The inventory sheet will indicate if any are provided in your rental. You must use a personal flotation device while on the water. The lake is beautiful but unpredictable, use your common sense!
Any fishing on Lake Champlain requires a license! If you are caught you will be given a hefty fine. Run down to the local store and get a license before you cast that line!
There are several places to rent boats, sailboats and personal watercraft. Let us know what you are looking for, and we will find it for you!
There are also many marinas in the area to accommodate your boat or friends visiting by boat. Check our Area Info page for marina locations and contact information.
Lake Champlain Waterfront
Most of the beaches along Lake Champlain are made up of shale. The types of lake access vary from steep stairs, to rock ledges, to gradual small stone beaches. There are a few spots with nice sandy beaches. Check your rental data sheet for particular information.
We recommend that everyone bring some water shoes for safe water access. Beside a slippery slope, there are zebra mussels in some areas that will cut your foot in a minute!
As is true in any fresh water lake, there is the possibility of seaweed, algae, pollen or other sundry items. In general, Lake Champlain is clean, safe and a beautiful body of water.
Security Deposit
Your security deposit is held in case there is damage to the property, unforeseen expenses, pet damage, or other emergency situations. If there is an issue with the rental, you will be notified of the problem, and if any money is to be deducted from your security deposit. In most instances, your deposit will be returned to you via U.S. Mail within about 2 weeks from your departure. The deposit will be returned to the person who submitted the monies.
Food and Drinking Water
Some of our properties have a town water source, and the water is safe and fine for drinking, cooking and bathing. In other cases, the water comes directly from the lake. The lake water is fine for cleaning and bathing. We recommend that you bring bottled water for drinking and cooking. The rental data sheet will indicate the water source.
Food is not included in our rentals. Be sure to bring anything and everything that you wish to eat and cook! There are local grocery stores for shopping for basics..or a trip to Burlington will find you a super sized grocery store! Most units have charcoal or gas grills for cooking in addition to ovens and stovetops.
We do offer several Goody Basket options with Vermont products, snacks and even a basic Camp Rations package with food waiting on your arrival.
If you don't have time to shop - let us know! We would be glad to stock your unit with everything you need - advance payment and notice is required!
Septic Systems
Most of our sewage disposal systems are septic systems. That means you should use care and caution with toilet use, showers and water use. Remember not to flush anything other than toilet paper and not too much! Your diligence is appreciated.
Quiet Enjoyment
Please remember that you are being invited to stay at these homes as a guest of our owners. Please show the neighbors, other guests and your property owners the proper respect in the care of the home, good behavior and acceptable noise levels.
We do not rent our homes as party houses. The maximum occupancy for each rental is listed as a rule for your stay. Anyone who abuses these privileges or the quiet enjoyment of others will be asked to leave and monies will not be refunded.
Things to Do/Places to Eat
This area has so many fun things to see and do! Check our Area Info pages for listings of everything from Ben & Jerry's to nature hikes! There are a million restaurants, snack bars and great places to eat too..
Remember that Burlington is only about a 30 to 45 minutes away, the Canadian Border only about 15 minutes away, and Montreal is a mere 1.5 to 2 hours away! If you are going to visit Canada, be sure to check on the required proper ID for entry and re-entry! Currently, a valid drivers license AND a birth certificate or passport are required. Folks under 18 years of age must have either a birth certificate or a passport. Also remember that pets might NOT be allowed across the border!
